Based on conversations from the initial consultation and site visit, we’ll put together a draft brief that we will work with the clients on to establish the end goal of your project. This will include budgets, timescales, history of the project, design intent etc. A solid brief is vital for a successful project so all those involved understand the clients vision.
Once the brief has been signed off by the clients and we have received the existing survey from the Topographical Surveyor, the architectural technologist will draw up the existing building in ArchiCAD as a 3D model. Lindsay will then hand-draw different options and they will be presented in a concept design document.
The initial concept design is presented to the clients and once we have received the feedback, a final design is drawn up. This can be a rendition of several different options. Another presentation is put together and after the final design is approved, we move onto the next stage.
Pre-app is a reasonably new process that local planning authorities require before submitting a formal planning application. Here, we write up a pre-application document where we establish why the scheme supports the national planning policy framework and local plan. The submission can include the final concept design drawings, location plan and design and access statement.
Once the pre-application advice is received, any alterations are made to the design and planning documentation. We have a one hundred per cent record in gaining householder planning permission and have a brilliant rapport with the local planning authority. The planning process takes a minimum of 12 weeks and during that process, many negotiations are had to ensure the best outcome for all parties.
Once planning approval is gained, or if a final design is chosen when working under permitted development, we can begin to put together the building regulation package. This can include a specification document for all works, health and safety files, drawings and interior design sketches also. We work closely with the local building control to ensure all works confirm to the highest standards.
Phil, our freelance QS, works with us during the tender stage to ensure pricing is fair and appropriate for the works. He also recommends ways to save costs, and from that, a contract is put together with the chosen builder and the works start on site.
